Affordability, Connectivity - Driving Property Demand In Undri, Pune

Increasingly, property buyers in Pune are seeking flats that can meet all of their families' requirements, offer convenient access to their workplaces and are also priced reasonably. Undri is the perfect location for such property buyers.

Pune's real estate market is constantly growing, and one of the hallmarks of this growth is the rapid development of new locations that are becoming increasingly attractive to homebuyers.  One of these locations is Undri, located in the south-east corridor of Pune. Undri has now become a new focal point for affordable luxurious housing projects and is seeing a lot of demand from property buyers because of the advantages that this location offers.

It benefits from the well-developed social infrastructure of highly developed regions like Salunke Vihar, Wanowrie and NIBM without being compromised by the traffic congestion and cramped environment that defines most of these areas. Additionally, Undri is close to the MG Road, Pune's most popular high street shopping area.

At the same time, Undri offers convenient access to the information technology hubs of Magarpatta and SP Infocity in Phursungi. This is creating a lot of demand from home buyers working in these hubs. Also, Pune's traditional business and inter-city transport hubs of Swargate and Shivajinagar can easily be reached from Undri. At the same time, major healthcare institutes such as Apollo Clinic and Ruby Hall Clinic in Wanowrie and Inamdar Hospital in Fatima Nagar ensure access to instant, high-quality medical services.

Of course, given the skyrocketing property rates all over Pune, affordability plays the biggest role in this location's attractiveness to home buyers. In this respect, one of Undri's most notable selling points is the fact that one can still purchase a decent-sized flat with all amenities within Rs. 50 lakh here. Nor do property buyers have to turn to small-time local developers for such options. Branded developers are still offering such flats in their projects, which have every comfort and convenience built into them.

Now having emerged as the new extension of NIBM Road, Undri has also maintained its environmental plus points. The area is defined by lush greenery, a lot of which is reserved forest land. This makes living in Undri a superior option for home seekers who are concerned about the pollution in most other parts of Pune. With its sizable 'green lung' space, Undri offers a green, healthy environment for the family and highly convenient connectivity to work places, shopping, entertainment and healthcare.

Undri, Pune – Rise In Demand

A phenomenal housing demand is witnessed in Pune and it is growing by quantum leap every day. There is especially high demand for 2,3 BHK & Muti-storey in Undri and investors are keen to invest in this part of Pune.

Many leading developers like Atrium Homes, Goel Ganga Developers, Marvel Group, Tata Housing Development Company have come up with big projects, attracting a lot of buyer attention in this region. More than 3000 units have been delivered in 2010 and six projects in 2012 so far. The demand is seen especially high for 2 & 3 BHKs, with 60% of the demand for 2BHKs.

The price bracket of these apartments range from Rs. 3,300 – Rs. 4,000 depending upon the builder reputation. Most of the investors in Undri are white collared and from upfront families who are looking to make a second home investment.

Close proximity to corporate hubs like Phursungi and Hadapsar has made Undri an ideal choice for all those who are working there. Also, the region is well connected to Pune-Solapur Highway (NH9), Mumbai-Bangalore Highway (NH4) & MG Road.

Located close to the Ring Road, which is under construction, the prospect of property buying is expected to increase doubly in the future. Undri offers good connectivity via all the mediums and extends well planned and developed social and educational infrastructure.

However, the demand for projects is so high here and developers are finding it a bit hard to cater to all the requirements. Still overcoming all the hurdles, Atrium Homes has put their best of efforts to offer the best possible housing facilities to the residents.

Easy House Cleaning Tips to Welcome Diwali

Below are some tips to clean your homes as Diwali is around the corner. So don’t fret the solution is here.

Start cleaning early

Cleaning of entire house is not an easy task. It’s not about cleaning of just one part. We are talking about cleaning of entire house; from kitchen to bedroom, living room to puja room. One of the easiest ways to get it right without getting tired is to divide your work in 2 to 3 different sessions. Like bathroom can be cleaned one day and kitchen the other day. Bedroom and living area can be cleaned in one day and you can give final touches to overall cleaning on another day. Make a schedule as per your convenient.

Wardrobe

Start with cleaning your wardrobes. Vacate it properly and then start cleaning your wardrobe. Change the paper or cloth if you have one on racks. Fold all of the clothes properly and arrange them in good order. If you come across old clothes that you have not used and you think you may not use them in future, you can simply donate it to someone who needs them. There are various NGOs working for underprivileged Childs, call them and they can collect and distribute it.

Cleaning the boxes of the bed

Similar to the way you cleaned your wardrobe, you can clean the boxes of the bed (Deewan as we call them). You should not use detergent etc to clean the box, but you can certainly use dry cloth to clean it. Usually we store blankets etc in the box bed and if that’s the case, it may be a good time to let that blanket dry in sunlight.

Cleaning the kitchen

Cleaning of kitchen is not all that hard because most of the stuff in your kitchen can be cleaned using the detergents and cleansers. Start by cleaning the racks and boxes inside the kitchen, followed by kitchen ware, dishes, bowls and everything else.

In order to clean walls, you may use detergent to clean the tiles or you can make your own cleanser. You can make my own cleanser to clean the tiles and table tops. Mix equal Vinegar and soap water in equal quantity to make your own cleanser.

Similarly you may clean the cabinets, exhaust fans, floors etc. Cleaning becomes easier when you can apply proper cleanser and water.

If you notice pests or bugs in your house then here are the Do it yourself pest control tips you may like to check or hire a pest control company to get rid of cockroaches or ants in your kitchen.

Cleaning home appliances

Home appliances like television, music player, fridge washing machines etc can be cleaned using cleanser like Mr. clean or Collin. Cleaning these appliances is easy if you know how to do it right. First of all remove any dust using the duster cloth. Then clean these appliances using a clean and dry cloth. Now apply your favorite cleanser (spray it as needed) and then scrub using smooth cotton cloth to avoid scratch. Keep rubbing and you will notice the glow.

Cleaning the curtains and covers

Cleaning clothes like curtains, bed sheet, pillow covers, sofa cover etc is the easiest thing to do. Take it out, load it into your washing machine, set the temperature and get going. Only precaution needed here is doing it all together in one day.

Get decorative now

And when you are done with Diwali cleaning, it’s time to go shopping and buy decorative light, fairy lights and decorate your house. Use Diyas over candles, but it’s entirely up to you. Just see if you can use made in India Products so that small manufacturer can earn their bread and butter.

Over to you

There is one more reason why we clean our house and work place before Diwali. According to Hindu mythology, Goddess Lakshmi only enters home which is properly cleaned and lighted. So get ready and clean your house now to welcome goddess of wealth and prosperity to your home and office.
